- Various kinds of growth have been documented and categorized in metropolitan regions, all of which have some form of coordination with the structure of the metropolis. However, lack of attention to territory planning policies and over-concentration of activities, capital, and populations in metropolitan regions have created major difficulties for the main cities. In the metropolitan region of Tehran, Iran, the city of Tehran is experiencing unplanned tumorlike growth. At the same time, new types of dispersed growth in the region are manifesting in a new way because they are not spatially or physically cohesive with the main center There are many reasons for this new type of spread, which encompasses a range of social strata. However, the systematic relations between this new type of spread and the growth of the Tehran metropolis have not been spatially analyzed One of the most important development types exhibiting this new spread pattern is the growth of luxury second homes, which has many social, structural, and economic implications. Due to similarities between this type of spread and the spread pattern of cancerous tumors to other areas of the body, the authors have borrowed the concept of "metastatic spread" from medicine as a metaphor to explain this new phenomenon. This article uses statistical data, maps, satellite pictures, and field observations to discern the characteristics of the spread of luxury second homes, especially in Damavand County, one of the eastern counties in the Tehran metropolitan region. Detailed understanding of this phenomenon provides the necessary basis for effective planning of metropolitan regions that are experiencing the same pattern of spread. Further research in this area could encompass detailed analysis of the patterns and planning methods and tools needed to address this metastatic spread.
