- This study illuminates the impacts of Buffalo Canalside waterfront development on housing values in the surrounding neighborhoods. The Canalside is Buffalo waterfront area constructed as a public green space to promote waterfront revitalization in the urban area. This thesis attempts to answer several research questions. First, is proximity to Canalside correlated with neighboring residential property values? Second, what are covariates that drive higher housing value or price premium in the neighborhoods surrounding Canalside? Third, does the spatial pattern of the residential property prices in the selected neighborhoods change over time? In particular, do the housing prices in the neighborhoods closer to Canalside rise more than the neighborhoods further away from Canalside? Hedonic price models incorporated with Geographic Information System (GIS) approach were applied to assess the value of residential housing units in the Canalside's adjacent neighborhoods. The independent variables are accessibility to Canalside, property characteristics, neighborhood characteristics, and locational urban amenities. The findings indicate that the Canalside redevelopment has a positive impact on property prices to the proximate neighborhoods. As the residential unit's distance to Canalside in the study area increases every one feet, the housing price is lower by a value of $84.65. This trends on the impact of distance to waterfront redevelopment on housing price in the surrounding neighborhoods have occurred after Canalside redevelopment since 2005 until recently. By analyzing the impact of waterfront redevelopment on housing prices, this study informs housing market pertinent to estimated house value in the future.
